Brilliant location and very nice accommodation. Simply furnished and rustic as you would expect from a converted farmhouse but very comfortable and enjoyable. Across the valley from Montepulciano which is a must see and a reasonable drive from many other great locations.
Water never hot and one day not availible for a few hours.

The grounds are spectacular. There are several terraces to eat and drink around the property which lead directly to an olive tree field and vineyard. Just gorgeous to wake up to. The price for the one bedroom apartment (we paid 70 euro a night) was fantastic, cute one bedroom.
The bathroom, although clean, was more two star and the shower leaked. Also no heating available, and since it was a bit cooler in May, the flat was a little cold to sleep in at night.

Get good directions before your stay but for the money this hotel is a steal. It is very well appointed, the staff is helpful and the location is fantastic. If you want to get the feel for a Tuscan experience this is the place to stay. Close to wineries and the hill town of Montepulciano it is ideally situated for exploring the area. Pienza, Montalcino and Siena are easily driven in a day. But it has a pool and beautiful setting for just relaxing with that bottle of wine and a tuscany sunset. The rooms are spacious and well appointed. There is no breakfast but a kitchen is included for your use. You can't beat the price for the quality of experience here. A real hidden gem.

Room is large and well equipped with everything you need. Although the equipment is not too modern, but everything works well. Nice, very developed surrounding and great views. Clean and outstanding service provided by Luca (the owner). Very beautiful large swimming pool available at any time. The hotel located in extremely silent place about 2 km from the nearest village.
Not easy to find without gps. WiFi is somehow tricky - I did not have coverage inside the room, but outside it was ok, depending on time different place in the garden can be used for better signal. I don't think this connection can be used for Skype.

the setting was strikingly beautiful, set in the middle of olive fields and vineyards, and the apartment itself was quite roomy, with a large bedroom, living room, and a large bed.
1) apparently, the owner (Lucca) did not have a cell phone number and was not reachable when the water went off for several hours following a storm. for such a small place, it would be great if he'd been more reachable. 2) we would have appreciated a B&B style breakfast, since the small town this is near does not have many breakfast (or dining) options. 3) this is listed as an agriturismo location, and while it is in a beautiful region surrounded by farms, it is not itself a working farm. this was not a problem for us, but if others are looking to stay on an actual farm, this is not it.

The location is good, quite near to Montepulciano and Acquaviva, the swimming pool is big and pleasant and there is an unforgettable terrasse looking onto the Tuscan hills, a great place for reading or a romantic moment. The house itself is quite nice and well taken care of.
Apartment was well equiped, but a bit sad. No extra services or attention here. No eating possibility in the house or nearby. A nice place, but could be more welcoming.
